摘 要
本文以蒲江县学前教育优质普惠建设工程中的朝阳社区幼儿园(B区)为例,详细阐述了建筑与装饰工程招标控制价的编制过程。该项目为成都蒲江建设投资集团有限公司投资建设的二级幼儿园工程,建筑高度14.12m,3层框架结构,总建筑面积3218.37㎡。在编制招标控制价时,充分考虑了工程的具体特点,包括建筑使用性质、耐火等级、防水等级、结构类型以及抗震设防要求等关键因素。通过严谨的市场调研、合理的计价依据选取以及精确的工程量计算,确保了招标控制价的准确性和合理性,为工程的顺利招标和后续建设提供了有力的经济保障。

This article takes Chaoyang Community Kindergarten (Area B) in Pujiang County's high-quality inclusive preschool education construction project as a case study to elaborate on the preparation process of bidding control prices for architectural and decoration works. The project, a secondary kindergarten developed by Chengdu Pujiang Construction Investment Group Co., Ltd., features a building height14.12m of 3 stories with a three-story frame structure and a total floor area of 3,218.37㎡ square meters. During the preparation of the bidding control price, key factors including the building's functional use, fire resistance rating, waterproofing grade, structural type, and seismic fortification requirements were thoroughly considered. Through rigorous market research, rational selection of valuation criteria, and precise engineering quantity calculations, the accuracy and reasonableness of the bidding control price were ensured, providing strong economic support for the smooth bidding process and subsequent construction.
